Certificates of Title issued before 4 January 2004 (NSW)
Certificates of Title issued before 4 January 2004 do not have a Certificate Authentication Code (“CAC”). Non-CAC Certificates of Title that are unencumbered must be produced to the New South Wales Land Registry for verification, prior to lodgment of CoRD Holder Consent via PEXA. This involves the completion of a production ticket receipt form.
Please note that the “Responsible Subscriber” is the Subscriber that, following lodgment, is liable for Lodgment Fees incurred and is responsible for the resolution of requisitions issued by the Registrar. The Responsible Subscriber (typically, this is the Incoming Mortgagee or Purchaser) will be recorded as part of the PEXA Lodgement Instructions.
